PLACEHOLDER TEXT
The use of high-quality flood resilient materials requiring low maintenance are proposed. Plinths shall be dark-coloured facing blockwork in stretcher bond with colour matched mortar. Above, the remaining wall areas are faced in a light grey insulation/profiled metal composite cladding panels laid vertically (to accentuate verticality) with colour matched trims (with no visible face fixing). Ancillary items such as PPC metal downpipes, PPC metal guttering and PPC metal flashings (e.g. to openings) shall be dark grey (RAL 7012) to afford definition against the light coloured cladding.
Windows and doors shall be PPC Metal with vision panels as required, installed with multi-point espagnolette locking systems that have been shown by test to meet the security requirements of PAS 24.
The roof will comprise insulation/profiled metal panels, with rooflights to the north and PV arrays to the southern plane.

Signage (subject to separate application(s) shall be consistent in approach to maintain continuity and reinforce the rhythm typical of a terrace.

Internally, to mitigate a flood event (and support the proposed ‘water entry’ flood management strategy) materials used as part of any fit out should retain their structural integrity, but allow passage of water. Materials should also have good drying and cleaning properties.
